Thought to date originally from the 16th century, GIANESI was sympathetically restored and converted into a charming and comfortable home in 1991.

The house is arranged over three levels. All the rooms have exposed beams and wonderful views. There is full central heating throughout.

Middle level: The main living accommodation is situated off the top terrace and comprises a room with a wood burning stove, sofa and dining table which leads through to a well equipped kitchen (electric grill, gas hob and oven, dishwasher and microwave). This level also has a sitting room with sofa, TV and video and a twin bedroom.

Lower level: A spiral staircase leads down to the lower level with a fully tiled shower room with WC, basin and bidet and then on to a large double bedroom. This room has French windows opening onto the lowest terrace, overlooking the orchard, garden and pool. It is equipped with a small kettle and a music centre.

Top level: With its own private front door, there is a spacious twin studio bedroom and large en-suite bathroom with bath, shower, WC, bidet, basin and a washing machine.

GIANESI, with its private swimming pool, sits in extensive grounds at the end of a quiet track. It enjoys lovely views over rolling wooded hills and valleys. Having been sympathetically restored, it provides comfortable accommodation set in tranquil and beautiful countryside. A wonderful place to 'chill out' and relax. Although the large dining terrace is ideal for 'al fresco' meals, Gianesi is also within easy reach of a host of authentic local restaurants. 

Gianesi has been designed so that it makes an ideal house for a couple on their own or a family or two families where a degree of separation is desired.

There are three south facing terraces by the house, the top one is equipped with a wooden table and seating for six under a traditional pergola. There is also a barbecue and further bench seating.

The garden has been landscaped using the lines of the original terracing and retaining mature fig, hazel and other trees to provide shade. Further seating and a small table are provided on these terraces. There is also a small orchard, which though recently planted, provides fruit in season (plums, pears, apricots and peaches). 

A low wall protects the pool area, there is shade under a pergola, a shower and several sun loungers and other chairs. The pool itself is 10m x 5m.
 
 

 

 

 

 

 

Location

Gianesi is situated above Gioiello, 15 minutes from Citta di Castello. 
It is ideally placed for visiting many well-known and less well-known Umbrian and Tuscan mediaeval and renaissance treasures such as Assisi, Perugia, Florence, Siena and Urbino. 

The nearest airport is Perugia (40 minutes away - flights from Stansted) and then there are Ancona, Bologna and Bologna Forli (all about 2 hours), Rome, Pisa and Florence (all 2-3 hours drive from Gianesi).
The nearest motorway is the E45 (7 miles)
